TALKDOWN.AI FOR APARTMENT COMMUNITIES
Stop After-Hours Trespassing Before It Becomes an Incident
Talkdown.AI is the AI Video Security App built on BrainFrame OS. It watches the cameras you already own, spots people where they should not be, and speaks to them through your speakers: “You’re on camera. Leave the area.” Your team gets a snapshot to verify the event before anyone is called.
The Problems It Is Built For
- After-hours trespassing in garages, pool areas, stairwells and rooftops.
- Package room theft and loitering in mail and package rooms.
- Break-ins and tailgating at entrances and garage gates.
- Guard cost: cameras nobody watches, and patrols that arrive after the person has left.
How It Works
- Connect your existing IP cameras. Any camera that supports standard RTSP video works; ONVIF is recommended.
- Set rules for each area. Choose the zone, the hours, and how long someone may stay before a response triggers. Write your own talkdown wording, including greetings that change with the time of day, such as “Good morning” or “Good afternoon”.
- Deter in steps. Awareness (“You’re on camera!”), warning (“Leave the area.”), a demand to leave (“Leave now or authorities will be notified.”), then a siren and alerts.
- Verify and escalate. You get a snapshot by email or SMS. Reply with a text command to sound a siren, silence an alarm or broadcast a message. Where someone needs to come on site, route the incident and photo to your patrol or to local authorities, with a person confirming first.
- Keep a record. A searchable log of detections, alerts and actions supports incident review, resident disputes and insurance reports.
What You Need
- IP cameras with RTSP streams (H264, 720p or 1080p).
- A speaker: a camera with a built-in speaker, an external speaker, or an IP speaker.
- A compatible Linux computer on your network, with a speaker attached, so it can announce deterrence status around the property in real time. Intel or NVIDIA acceleration is recommended, not required. The video is processed on this computer and does not leave your property.
- BrainFrame Platform, with the AI Video Security App added on top of it. The App cannot be bought without the Platform.
Proof: A Community of About 100 Units in Downtown San Jose
At a residential property of about 100 units with an existing 40-camera system, six cameras were connected, with talkdown at three high-value locations. Reported incidents were measured from February 20 to November 20, 2025.
| Period after deployment | Reported incidents |
|---|---|
| Months 1–3 | 3 |
| Months 4–6 | 2 |
| Months 7–9 | 0 |
Incidents were reported by property management and documented by the deployment team. They include incidents shared with management and law enforcement; not all were police-reported crimes. Results will vary with the property and the cameras from time to time.

Two Talkdown streams are free. Many single-family homes find two enough: one for the garage or yard gate camera, and one for the front door camera. For a multifamily property, add streams at the public per-stream prices on the pricing page. You can also add on-site installation and Managed Security patrol visits where they are available for your address.

- Can apartments add video-verified alarm response without full-time guards?
- Yes, for the situations the cameras can see. The system detects, warns by voice, and sends a snapshot so you can verify before calling anyone. It does not replace a person where physical intervention is needed; you can route those incidents to a patrol or to authorities.
- Does it work with the cameras we already have?
- Most standard IP cameras that provide an RTSP stream do. For voice talkdown you also need a camera speaker, an external speaker or an IP speaker.
- What does it cost?
- Two Talkdown streams are free. Beyond that, prices are on the pricing page, with no sign-in needed.
- Is Talkdown.ai a separate company from BrainFrame?
- No. Talkdown.ai is the brand of the AI Video Security App, an application built on BrainFrame OS.
- Where does the video go?
- Nowhere. Video is processed on your own computer (your own AI machine) and does not leave your property. Real-time alerts you choose to receive, such as a snapshot by email or SMS, are the only live information sent out. Two optional features also use the cloud: Configuration Cloud Backup saves a one-time copy of your settings (static configuration data, not video), and Device Remote Access lets our team support your system remotely, only with the local user’s consent.
